Throughout our 40-year history, we have actively supported and donated millions of dollars and thousands of hours to various charities and organizations to not only improve our environment and cities but also the local communities that form around them.

Mathias Place

Mirabella has been a proud supporter of The Good Shepherd Ministries over our history and we have donated well over $1,000,000 and thousands of volunteer hours in support of their mission to alleviate the affects of poverty while striving to eliminate chronic homelessness within our community.

We are also proud to be leading the creation and completion of Mathias Place, a new residence by The Good Shepherd that will provide inclusive permanent supportive housing and assisted daily living for low-income senior men and women who have experienced homelessness or are at risk of becoming homeless.

The Florian Diamante Nature Reserve

We are proud to be part of the Nature Conservancy of Canada’s largest restoration project in Lake Erie. Mirabella donated $650,000.00 to fund the creation of the Florian Diamante Nature
Reserve, which will include a massive 62-acre wetland on Pelee Island, as well as the restoration of 20-acres of upland habitat, the largest restoration of its kind in Ontario. Drained in the late 1800s, this former marsh once sheltered migratory songbirds and waterfowl. When complete, the wetland will support migratory birds, turtles, salamanders and a multitude of other species. The wetland will also provide critically important water retention, filtration and flood mitigation to the local community.

Canopy Bees + Trees Program

Our company pledged $500,000 to Pollinate Collingwood to fund the Canopy Bees + Tress Program, which has so far supported the planting and protection of 700 trees and 81 residential pollinator gardens within the Town of Collingwood. This community greening project is aimed at increasing the Town's urban tree canopy and pollinator habitat on private lands by providing a financial incentive to Collingwood residents on the purchase of up to two trees from a nursery or garden centre operation, or the materials required to establish a native pollinator garden on private property.

Affordable Housing

At Mirabella Development Corporation, we recognize the critical need for affordable housing and are committed to creating opportunities that offer affordable housing options to those who need them. We have prior experience working with the government to develop two turnkey award-winning, non-profit housing developments in Ontario - 520 Kingston Rd. for Cityhome and a LiUNA! Social Housing Development in Ottawa. We recently partnered with Habitat for Humanity GTA to provide affordable homes at our Mirabella Condominiums project for Unity Health Network workers and have welcomed five amazing families into our newest community.

Case Study: Mirabella Condominiums

Mirabella Condominiums fully demonstrates our commitment to the environment and is the benchmark for what we strive for in our projects. Mirabella Condominiums achieved advanced TGS standards at the time and is registered under the LEED® green building rating system, with a goal of LEED® Gold certification. 

  • Enhanced Energy Efficiency

    Building was designed and constructed to achieve at lest 25% energy efficiency over the current Ontario Building Code.

  • Urban Heat Island Reduction

    75% of the sites non roof hardscape areas provided with high albedo materials.

  • Water Efficient Fixtures

    Water Efficient fixtures provided to achieve a 40% reduction in potable water consumption.

  • Irrigation

    Potable water use for irrigation on site was reduced by 50% through the use of a high efficiency irrigation system.

  • Electric Vehicle Charging

    6% of total parking stall (44 stalls) made EV ready and 20 stalls equipped with an EV charging unit.

  • Bike Share

    22-stall bike share station installed on the corner of Windermere Avenue and Lake Shore Boulevard West.

  • Enhanced Bird Friendly Glazing

    100% of all glazing within the first 12 meters from grade is either an opaque material or glazing/spandrel glass with low-reflectance glass and visual markers.

  • Tree Planting

    Planted over 25 trees, with the ability to grow to full size due to soil volumes provided.

"Motion in Air (Ma)"

Motion in Air (Ma) is conceived as a striking gateway project at the threshold of the City of Toronto. Intended as a large, welcoming image that graces the shoreline of the Great Lake Ontario, the artwork is comprised of vibrant colours and images that evoke water, sky and plant life. It pays homage to the interconnections of local ecology with images of dragonflies and their intricate wings, and includes diatoms and botany. Made up of over 500, custom and unique aluminum panels, this beautiful installation is seen by over 150,000 people per day travelling along the Gardiner Expressway and perfectly integrates with the building’s design and natural surroundings, celebrating and enhancing the environment while using durable, eco-friendly materials.

"Contrappunto"

Address: One City Hall - 111 Elizabeth Street, Toronto

Placed outside One City Hall, this beautiful art project consists of  twenty-eight works by Vinicio Momoli along the perimeter of the building. Each piece was crafted by Vinicio in his studio in Treviso, Italy, showcasing unique designs that complimented the surrounding area. Vinicio used brushes and airbrushed with enamel paint to create the designs before placing them between glass panels.

Address: Phoebe on Queen - 18 Beverley Street, TorontoJohn McKinnon seamlessly blended artistic design into the gates and fences used throughout the Phoebe on Queen project. The project is now considered a prime example by the City of Toronto of public art that is "functional", within their "Urban Design - Percent for Public Art Program Guidelines"

Rita Rooney

Senior Vice President of Finance

Joining in 2008, Rita has been a large member in our company for over 16 years. Rita has a deep knowledge of all aspects of finance and accounting and oversees both the long term and the day-to-day financial management of the organization. Key responsibilities include managing risk and investment strategies, overseeing all sides of accounting operations, including payables, receivables, payroll and tax preparation, and tracking/managing the overall financial health of the company. Rita has played a key part in the financial management and closings of thousands of residential units.

Alex Chu

Vice President of Management

Alex graduated from the University of Toronto Mechanical Engineering undergraduate program in 2020, and also received an MBA degree from the University of Toronto in 2022. Alex began his career in Real Estate Development as a summer intern at Diamante Development in 2017, following which he completed internships at CIMCO Refrigeration and UHN, before joining Mirabella Development full time in September 2022. Through his time at Mirabella Development, Alex has gained hands-on experience in construction, warranty processes, customer care, and accounting management and was quickly promoted to the role of VP of Management.

Sean Wang

Vice President of Development

Sean Wang graduated from the University of Toronto in 2017, where he received his Civil Engineering degree, and promptly joined the Mirabella Development Corporation team as a Project Manager (then known as Diamante Development Corporation). Through his time at Mirabella Development, Sean has gained hands-on experience in planning, development and construction within the Real Estate Development industry, and was quickly promoted to the role of VP of Development. Since joining, Sean has developed an extensive knowledge of construction and development through his lead role in the management of all aspects of construction and development, including but not limited to project management, site supervision, trade coordination, costing, procurement, and quality control. Projects include The Diamond on Yonge Condominiums, Mirabella Condominiums, Bella Condominiums, and more.

Justin Federbush

Vice President of Marketing and Sales

Justin Federbush graduated from the University of Toronto in 2017, where he received his Civil Engineering degree, and promptly joined the Mirabella Development Corporation team as a Project Manager (then known as Diamante Development Corporation). Through his time at Mirabella Development, Justin has gained hands-on experience in marketing and sales within the Real Estate Development industry, and in 2020 was promoted to the role of VP of Marketing and Sales. Since joining, Justin has been responsible the designing, implementing, and managing all marketing and sales strategies for our portfolio of projects, as well as for the company. Notwithstanding his engineering background, Justin has developed a strong marketing and design skillset, which he has used to develop and create all of Mirabella Development’s marketing materials including websites, email marketing campaigns, brochures, signage, and advertisements. Projects include The Diamond on Yonge Condominiums, Mirabella Condominiums, Bella Condominiums, and more.

Joe Foti

President of Construction

With 40 years of hands-on experience in the Real Estate and Construction industry, Joe Foti has a deep knowledge of all aspects of construction and development, including but not limited to project management, site supervision, trade coordination, costing, procurement, and quality control. Joe Foti has built some of Ontario’s largest and most important projects under the Devon Construction, Diamante Development, and now Mirabella Development names, acting as a lead comprehensive role in the construction execution of the following (but not limited to) projects: Empire Plaza Condominiums, Terminal Three International Airport Hotel and Parking, Bata Shoe Museum, 520 Kingston Rd., for Cityhome, LIUNA Social Housing Development in Ottawa, Multiple multi-unit residential projects in Tai Pei City, Canada Life Office Building on Simcoe St., One Balmoral Avenue, The Royalton, 2 Roxborough St. East, Domus in Yorkville, Phoebe on Queen, One City Hall, The Florian, and Mirabella Condominiums.

Julie Di Lorenzo

President & CEO

Julie Di Lorenzo has been self-employed since 1982 and operates one of the largest female run Real Estate Development Companies in North America. Julie has served on the boards of the Ontario Science Centre, Harbourfront Toronto, Tarion (Ontario New Home Warranties Plan (ONHWP)), St. Michael’s Hospital, NEXT36, Waterfront Toronto, Chair of Investment and Real Estate (IREC) Committee of Waterfront Toronto, Havergal College (Board and Co-Chair of Facilities), York School (Board and interim Vice-Chair), and Canadian Civil Liberties Association Board, and recently the Pontifical Institute. Julie has also served various levels of governments in advisory capacity on Women’s issues, Economic Development, Innovation and Entrepreneurship and Housing recently on Provincial Housing Affordability Task Force. As the first female President of Greater Toronto Home Builders Association (GTHBA), she was instrumental in the Daniel Burnham award-winning Ontario Growth Management Plan (2004-2005). Awards include Lifetime Achievement BILD 2017, Italian Chamber of Commerce of Ontario (ICCO) Business Excellence 2005, Italian Chamber of Commerce of Ontario (ICCO) Businesswoman of the Year 2021, the BILD Riley Brethour Leadership Award 2022 and CIBPA Woman of the Year in 2025. Julie was named to the Order of Ontario in 2024. Current Academic Credentials and Certifications include a Global Professional Master of Laws (GPLLM) and Rotman Governance ICD from the University of Toronto.

The Royalton

This condominium on the north east corner of College and Bay Sts. takes its cue from one of the city’s favourite Art Moderne structures – the former Eaton’s College St. building across the street. Light in colour with the rounded corners and a streamlined verticality, The Royalton echoes the style of its high-profile neighbour. Architect Attila Burka called this project, (located on an “impossible 100-foot by 100-foot site” between a government building), his “Swiss watch” for its complex interlocking plan incorporating 137 suites. This trendsetting project helped pioneer the movement towards the replacement of C-class office buildings with residential condominiums, and introduced residential uses to Bay St. near the business district. Nestled within an area between High Park and Lake Ontario, Mirabella Condominiums combines urban living within one of the most natural settings in Toronto and is Mirabella Development’s latest building. Mirabella, composed of two 38-storey towers connected by a 10-storey podium, provides 724 units, over 20,000 sq.ft. of indoor amenity space and almost 18,000 sq.ft. of outdoor amenity space, making it one of the largest residential buildings in Toronto.

Mirabella has achieved the voluntary Tier 2 level of the Toronto Green Standards Version 2 and is registered under the LEED® green building rating system with a goal of LEED® Gold.  Achieving both of these certifications requires the building to implement numerous environmental initiatives in order to optimize energy performance and to minimize our environmental footprint well beyond what is a standard.

Mirabella also features “motion in air (ma)”, one of the largest installations of public art in Toronto, if not Canada, on a private sector project. The artwork, which spans the length of a football field, is made up of over 500 recyclable aluminum panels which have been installed across and directly on the north façade of the podium. This beautiful installation is seen by over 150,000 people per day travelling along the Gardiner Expressway and by GO train and perfectly integrates with the building’s design and natural surroundings, celebrating and enhancing the environment while using durable, eco-friendly materials
