The Royalton

801 Bay St.

18 Stories | 137 Units and Retail

Registered in 2000

This condominium on the north east corner of College and Bay Sts. takes its cue from one of the city’s favourite Art Moderne structures – the former Eaton’s College St. building across the street. Light in colour with the rounded corners and a streamlined verticality, The Royalton echoes the style of its high-profile neighbour. Architect Attila Burka called this project, (located on an “impossible 100-foot by 100-foot site” between a government building), his “Swiss watch” for its complex interlocking plan incorporating 137 suites. This trendsetting project helped pioneer the movement towards the replacement of C-class office buildings with residential condominiums, and introduced residential uses to Bay St. near the business district. The Royalton features an extraordinary roof-top garden and party area, guest suites, and full catering kitchen.

Domus is unique. Located in Upper Yorkville, next to The Florian’s site, it is a complex structure, which only a skilled developer and builder would undertake. Most remarkable are the huge windows and the multi-faceted elevations. The flow-through two-level units with curving stairs offer remarkable interior spaces and perspectives. One side of the development, with its lush, landscaped grounds, is composed of townhomes, enhancing the residential flavour of the neighbourhood. Domus earned the Greater Toronto Home Builder’s Project of the Year awarded in 1998.

One Balmoral

1 Balmoral Ave.

9 Stories | 133 Units and Retail

Registered in 1998

At a time when the real estate industry was in deep recession in the early 1990s, Diamante boldly moved forward with this 133-unit condominium and townhouse project that transformed Toronto’s Yonge St. south of St. Clair Ave. An elegant building in a French Beaux Arts style, One Balmoral raised the bar for the condominium industry, with its style and the care lavished on suite design. Built of the highest quality precast, it looks as fresh as the day it opened. This was an excellent example of Main Streets Architecture and Land Use Planning with retail at grade, a through glass lobby, terraced transition to the residential neighbourhood and a rear garden enjoyed by the residents.

Phoebe has earned high praise from many quarters. It was named Project of the Year by the Greater Toronto Home Builders’ Association in 1999. Architecture critic Christopher Hume of the Toronto Star, in awarding top marks to the project, writes that “the brilliance of Phoebe lies in its planning, its layout and the way it’s put together.” Phoebe on Queen offers an impressive internal landscaped courtyard, a fitness centre, two guest suites and a party room.
